UK estate agents
ProperLand lists verified houses and flats for sale and to rent across the UK. Every listing is visited by the agent who writes it, so the floor plan, the condition and the photographs match what you walk into at the viewing.
ProperLand intro
One agent owns your move from valuation to completion: pricing, listing photography, viewings, offer negotiation and the chain that follows. You get a direct number instead of a call queue, and a written fee agreed before anything goes live on the portals.
Featured properties
Six homes added this week. Each one has been walked, measured and photographed by the agent who wrote the listing, with the EPC and tenure confirmed before it went live.

Why choose us
Five things that decide whether a move goes smoothly, and how we handle each one.
No sale, no fee. Your rate is agreed in writing before the listing goes live, with no upfront charge, no withdrawal penalty and nothing added at completion.
Buildings and contents cover arranged alongside your purchase, so the policy is live on the day of completion rather than a week after it.
Most of our work comes from repeat clients and referrals rather than paid advertising, which is the only client satisfaction metric we can actually verify.
Catchment areas, station links and live planning applications near the property, checked and sent to you before you make an offer rather than after.
Sales commission is 1.2% including VAT and capped, so you keep more of the equity you built up while you lived there.
About us
ProperLand opened as a two-desk office in 1982 and now runs a nationwide branch network. The working method has not changed: one agent owns your move end to end, and you can reach that person directly instead of a shared inbox.
That agent handles the valuation, the photography brief, every viewing, the negotiation and the chain right through to completion, so nothing is lost when a file moves between departments.
Services
Five services, each with a named agent attached from the first call.
Referenced tenancies, deposits registered with a government-approved scheme, and a move-in date you can book a van around.
How renting worksValuation, photography and a live listing within 72 hours of you saying go.
How selling worksOff-market alerts, grouped viewing days and offer strategy from the agent who has spoken to the seller.
How buying worksEvery agent works one patch and stays on it, so the advice comes from someone who has sold on that road before.
Meet the agentsReach your agent by phone, email or WhatsApp, seven days a week.

Questions
Sales commission is 1.2% including VAT of the agreed sale price, capped, and payable only on completion. There is no upfront listing fee and no charge if you withdraw. Photography, floor plans, the EPC order and portal listings are all included in that rate.
Most homes go under offer within four to eight weeks of listing, then take a further eight to twelve weeks to reach exchange and completion. Pricing at the first valuation is the single biggest factor: homes that need a price reduction typically add six weeks to that timeline.
We value on comparable sold prices from the last six months on your road, adjusted for floor area, condition, tenure, parking and outside space. An agent visits in person rather than working from an online estimate, and you receive a written range with the comparables attached.
No, but a buying agent gives you access to listings before they reach the portals, checks the seller's position and chain before you offer, and manages the timeline between offer and exchange. Buyer representation costs you nothing directly in most transactions.
Photo ID, proof of income covering roughly two and a half times the annual rent, your three most recent payslips or last two years of accounts if self-employed, proof of your right to rent, and a reference from your current landlord. Referencing usually completes within two working days.
With freehold you own the building and the ground it stands on outright. With leasehold you own the property for a fixed term and pay ground rent and service charges to the freeholder. Check the years remaining before you offer: anything under 80 years is expensive to extend.
