Common questions about buying, selling and renting

Sales commission is 1.2% including VAT of the agreed sale price, capped, and payable only on completion. There is no upfront listing fee and no charge if you withdraw. Photography, floor plans, the EPC order and portal listings are all included in that rate.

Most homes go under offer within four to eight weeks of listing, then take a further eight to twelve weeks to reach exchange and completion. Pricing at the first valuation is the single biggest factor: homes that need a price reduction typically add six weeks to that timeline.

We value on comparable sold prices from the last six months on your road, adjusted for floor area, condition, tenure, parking and outside space. An agent visits in person rather than working from an online estimate, and you receive a written range with the comparables attached.

No, but a buying agent gives you access to listings before they reach the portals, checks the seller's position and chain before you offer, and manages the timeline between offer and exchange. Buyer representation costs you nothing directly in most transactions.

Photo ID, proof of income covering roughly two and a half times the annual rent, your three most recent payslips or last two years of accounts if self-employed, proof of your right to rent, and a reference from your current landlord. Referencing usually completes within two working days.

With freehold you own the building and the ground it stands on outright. With leasehold you own the property for a fixed term and pay ground rent and service charges to the freeholder. Check the years remaining before you offer: anything under 80 years is expensive to extend.
